Roof replacement: Is it time for a new roof?

1. Significant roof damage

A particular amount of moss is deemed normal in damp regions; however, excessive and dark moss can be considered an indicator of damaged roofing material.  If your property presents with excessive moss growing on the exterior of the roof it may be time to replace the roof.  If no action is taken, the chances of moss causing further damage is increased.
