Most business owners take their roofs for granted and don’t really give them a second thought, unless something goes wrong or problems keep arising. The truth is that most problems with commercial roofs can be avoided through planned preventative maintenance, regular roof inspections and check-ups throughout the year to prolong the longevity of your commercial roof.

Of course, the health of your roof will be dependent upon its design, quality of the installation, products, maintenance, roof use, abuse and weather.

Five reasons your commercial roof keeps needing repaired

If you keep having problems with your commercial roof then something is clearly wrong. Any professional roofer should be able to identify what’s wrong with your roof and give you a solution to fix these problems.

Once any work has been done, you shouldn’t keep getting problems unless another issue crops up unexpectedly. For example, bad weather can affect your roof and can cause leaks during the winter months. Seagulls can also damage your roof, but this is mainly during the summer months.

Here are five common signs that you roof needs repaired:

1. Roof leaks

Roof leaks are very common and it can happen at anytime, this is why looking after your roof throughout the year is always recommended. A planned maintenance programme can eliminate or reduce building interior water intrusion.

As, I’ve mentioned roof leaks are unpredictable and can happen at any given time. However, they are more common during the winter when the bad weather can play havoc with your roof. If a roof leak isn’t properly fixed, the problem won’t go away, it will keep coming back to haunt you.

So, this could be one reason why your roof keeps needing to be repaired.

2. Poor installation or workmanship

If a job isn’t done right, then its not done at all in my opinion. A faulty roof installation can cause problems and it also reduces the life expectancy of your roof. Poor or shoddy workmanship is another major issue and can cause problems further down the road.

Any contractor that comes to do work on your commercial roof should provide you with a written inspection report. Clear details on any structural changes or modifications to the roof surface should also be provided to you.

3. Lack of maintenance

Simply put, if you don’t look after your roof, it isn’t going to last. But if you are having problems with your roof, you have to ask yourself do you really look after it and does it get regularly maintained?

You also have to think about the safety of a roof and also the financial implications, that’s why routine inspections should be carried out. Ponding water, a base flashing that is slipping, or pitch pocked that haven’t been filled are items that can be spotted and fixed.

Plan in maintenance to maximise the lifecycle of your roof. If you don’t, you won’t know what state your roof is in and you won’t be able to stop any problems before they start.

4. Improper repairs

Beware of cowboy roofers – you have been warned. I wouldn’t recommend anyone to inspect your roof who isn’t experienced and qualified. Many so called roofers who don’t know what they are doing use materials they shouldn’t be using on roofs and this can cause permanent damaged to your roof.

It’s your job to check out your contractors credentials before you agree on any work being started.

5. Other common problems

Your commercial roof could have a number of issues that need attention, such as:

  • Your guttering needs cleaning
  • You could have standing or ponding water – your drainage is damaged, this can lead to water ingress and gutter overflowing
  • Damaged rooflights
  • A build up of debris
